A lease abstract template built for institutional acquisitions
Most lease abstract templates online are hobby-tier: a handful of fields, no recovery logic, no red-flag summary. This one was built by acquisitions analysts at mid-market PE shops and mirrors the field set Moraine uses internally on $25M–$200M deals.
When to use a template (and when to switch to software)
A template is the right tool when you’re abstracting one lease at a time: a single-tenant office, a ground lease, a critical anchor lease you’re drafting a counteroffer against. You want the control of doing it yourself.
Once the portfolio crosses about 20 leases, the math changes. A skilled analyst abstracts a commercial lease in about 2–4 hours. Forty leases is a week of analyst time you don’t have in a 30-day diligence window. That’s when firms move from templates to Moraine’s platform: same field set, same output schema, but the extraction runs in parallel with page-level citations back to the source PDF.
Fields this template covers
The fields tab captures everything in the “What’s inside” list above. A few that most free templates miss but which actually move deals:
- Co-tenancy triggers: retail leases often include occupancy triggers (typically 60–70%) that let the tenant go to reduced rent or terminate. Most templates bury this in a “restrictions” box; ours has dedicated fields because it routinely kills deals.
- CAM caps and gross-ups: the difference between a 5% CAM cap and a full gross-up can be worth tens of thousands of dollars in Year 1 NOI. The template separates the two.
- Go-dark clauses: rarely surfaced in summary-style abstracts, but critical for retail underwriting.
- Exclusive uses and radius restrictions: field-level capture with the geography and product category both tracked.
How we generate the template
The template is the public, manual version of what Moraine produces automatically on the platform. If you’ve spent more than 6 hours on lease abstracts this month, book a demo. The platform pays for itself on the first deal.
How to use the template
- 1
Populate the header fields
Parties, premises, dates, and term: the first fields you confirm when you pull a lease.
- 2
Enter the base rent schedule
The step-rent table handles any number of rent periods, with annual escalations or flat steps. Free-rent and concession fields auto-flag if they fall within the first 12 months.
- 3
Capture recoveries and restrictions
Choose recovery method from a dropdown. CAM cap, pro-rata share, and admin fee fields feed the auto-generated expense stop. Use the restrictions grid for co-tenancy, exclusives, and go-dark.
- 4
Review the red-flag summary
The last tab pulls every flagged item into a one-page summary: the sheet you hand to your deal lead or IC.

See the platformTemplate FAQ
A lease abstract is a structured one- or two-page summary of the business and legal terms of a commercial lease: parties, term, rent schedule, recoveries, options, and restrictions. Acquisitions teams use lease abstracts to underwrite and diligence a deal without reading every lease front-to-back.
A lease summary is narrative, 1–2 pages of prose describing the deal. A lease abstract is structured data, fields you can sort, filter, and compare across a portfolio. Institutional acquisitions firms use abstracts, not summaries.
Yes. The template includes retail-specific fields (percentage rent, co-tenancy, exclusives), office fields (expansion options, ROFR, direct vs. sublease), industrial fields (NNN recoveries with CAM caps, termination rights), and ground lease fields (reversion, subordination).
The template is one abstract per workbook. Use one copy per lease for maximum clarity. For portfolios over 20 leases, the manual workflow becomes the bottleneck; that's when firms move to Moraine's platform, which produces the same abstract format automatically.
Yes. The template is the same format we use inside Moraine's due-diligence workflow. You can paste the outputs directly into a diligence data room or IC memo.
