ARGUS Enterprise Download: How to Get Access

Find official ARGUS Enterprise access channels, what to confirm before installing, and how to evaluate report-based underwriting workflows.

Comparison of ARGUS products by workflow: property valuation, development feasibility, fund-level reporting and valuation benchmarking.
Editorial guide: confirm the product and workflow you need before requesting access. Ask Altus, your employer or institution about current availability and permitted use.

How to access ARGUS Enterprise

Use Altus Group’s official access and support channels for ARGUS® Enterprise. Your account administrator or Altus can confirm which product, deployment and software access your agreement includes. A download link alone does not grant a right to use the software.

Start with the official ARGUS Enterprise downloads page, Altus login or your organization’s existing access portal. Follow the installation or access instructions for your deployment; do not assume a guide for a different version applies.

This guide is published by Moraine, an independent underwriting and diligence software provider. It does not distribute ARGUS software or arrange ARGUS licenses.

Confirm the product and deployment first

Altus offers ARGUS Enterprise through the ARGUS Intelligence Platform. Access, installation requirements and support depend on the product, deployment and agreement your organization uses.

Before installing or changing versions, ask your administrator:

  1. Which product and deployment is approved for my account?
  2. Is my access active, and where should I sign in?
  3. Which version should I use to exchange models with the team?
  4. What are the supported operating system and deployment requirements?
  5. Are there current support or migration deadlines for this deployment?

Check Altus’s platform updates for current notices. Do not infer continued support or upgrade rights from the availability of an installer.

Ways to request authorized access

Through your employer

If your firm uses ARGUS, contact its administrator or IT team. They can confirm your entitlement and provide the approved access method, whether that involves a managed device, a hosted environment or another deployment.

Through Altus sales

For a new subscription or evaluation, contact Altus. Ask about the products, evaluation options and permitted uses available to you. Trial availability, duration and terms should come from Altus; do not assume access includes commercial use.

Altus describes tiered, asset-based subscriptions and pricing on request. Obtain a written quote instead of budgeting from historical per-seat figures.

Through a university or training provider

Ask your institution or training provider whether its program includes authorized software access, who qualifies, how long access lasts and which uses are allowed. Educational enrollment or a training purchase should not be assumed to grant unrestricted commercial use.

Public tutorials can teach concepts, but they are not software licenses. Confirm any hands-on access separately.

Before downloading or installing

Use the download or access instructions supplied by Altus or your administrator. For a deployment that requires an installer:

  • Confirm the approved version and supported system requirements.
  • Use the official source supplied for your account.
  • Follow the installation guide for that deployment, including any IT-managed steps.
  • Coordinate updates with teammates and counterparties who exchange model files.
  • Open an approved test model and verify access before using the installation for a live assignment.

Avoid unofficial installers and shared activation credentials. They can create security and licensing problems, and they are not a reliable way to obtain support.

Troubleshooting access

Record the exact error message, product version and deployment, then contact your administrator or Altus support.

SymptomWhat to check
Sign-in or entitlement errorWhether the account has been provisioned for the correct product and environment
Installer or operating-system errorThe current system requirements and installation guide for that version
A model will not openThe file type, source version and supported exchange workflow
Hosted or managed-device issueThe organization’s approved deployment instructions and IT configuration

Use the support procedure for your actual deployment before changing activation settings or altering a managed installation.

If you received reports rather than a model

An Excel report package is different from a native ARGUS model file. It may contain cash flows, rent rolls and schedules without every assumption needed to reproduce the original model.

Moraine can import supported ARGUS Enterprise Excel report packages that you are authorized to upload and process, producing a separate Moraine underwriting model for review. This does not grant rights under the source software agreement, establish native-file compatibility or guarantee matching calculations.

If you need the original model or a particular native deliverable, confirm the requirement with the sender and the relevant software provider. If you need to review an authorized report package, see Moraine’s Excel report-import workflow.

If your goal is acquisition underwriting

The software requirement follows the assignment. Confirm whether your lender, client or investment committee requires a particular model format or accepts reviewed spreadsheet reports.

Moraine supports office, retail and industrial acquisition underwriting and diligence. Teams can build a model from deal documents, run scenarios and sensitivities, inspect lease abstracts and compare financials with the underwriting. XLSX reports support spreadsheet review; they should not be assumed to satisfy a request for a native ARGUS file.

Evaluate any modeling tool on a representative deal, including the assumptions, recovery structures and deliverables your team needs. See our guides to commercial real estate underwriting and real estate financial modeling.

FAQ

Frequently asked questions

Where can I download ARGUS Enterprise?
Start with Altus Group's official ARGUS Enterprise downloads page or your organization's administrator. Confirm the product, deployment, version and access included in your agreement before installing or signing in.
Is there a free ARGUS Enterprise download?
Check current evaluation, educational and training options directly with Altus or your institution. Availability and permitted uses vary. A publicly available installer or tutorial does not itself grant a software license.
Can I get an ARGUS Enterprise trial?
Ask Altus sales about current evaluation options, eligibility, duration and permitted uses. This guide does not promise a particular trial or access arrangement.
What's the difference between ARGUS Enterprise and ARGUS Intelligence?
Altus offers ARGUS Enterprise as part of the ARGUS Intelligence Platform. Confirm the current products, features and deployment included in your agreement directly with Altus; installation and access requirements can differ.
Why won't ARGUS install on my machine?
Check the current system requirements and installation guide for your exact product and deployment. Record the error and contact your administrator or Altus support to verify entitlement, version and configuration.
What are my alternatives if I can't license ARGUS?
Choose software around your assignment and required deliverables. Excel models and acquisition underwriting tools may fit some workflows. Moraine supports office, retail and industrial underwriting and diligence, but spreadsheet output should not be assumed to satisfy a native ARGUS deliverable requirement.
