Moraine CRE vs ARGUS Enterprise: CRE Underwriting Fit & Limits

Compare Moraine and ARGUS Enterprise by underwriting workflow, asset fit, source review, exports and limits. Vendor-sourced scope; no invented feature claims.

ARGUS migration matrix checks required native deliverables, lease cash flows and valuation conventions, including assumptions needing review.

ARGUS Enterprise is established commercial property valuation software. Moraine is document-led underwriting and diligence software for office, retail and industrial acquisitions. Evaluate Moraine when you want a source-linked, editable DCF from broker files; retain ARGUS where a counterparty requires its native deliverables. An Excel import or export does not establish native-file compatibility or identical calculations.

Which team should evaluate each?

Keep ARGUS when your lender or client requires a native ARGUS file. Consider Moraine for source review and acquisition modeling when XLSX output is acceptable. Moraine accepts ARGUS Enterprise Excel report exports; it does not promise a lossless native ARGUS round trip.

Moraine’s current limits include no multifamily, hotel or self-storage underwriting, no native Yardi/MRI connectors and no live multi-user editing. Those are selection criteria, not implementation details. Security status and pricing should also be checked before a live-data trial.

Product and editionConfirm the current ARGUS product, version and features directly with Altus rather than rely on an old competitor checklist.
Native deliverableAsk the recipient which native file or report is required; an Excel import/export is not the same capability.
Migration evidenceReconcile tenant and property cash flows, identify unmapped assumptions and obtain reviewer acceptance before retiring a model.

For each test, record the expected result, actual result, source evidence, correction required and analyst review time. Agree on a pass criterion before the trial. A source link or vendor description is not a comparative performance result.

A practical comparison test

Bring an ARGUS Excel report export alongside its original rent roll and leases. Reconcile timing conventions, recoveries, TI/LC, vacancy and reversion. Review any unmapped assumptions explicitly. Compare cash flows at matching dates before evaluating differences in IRR or property value.

Record elapsed analyst review time, unresolved inputs, source traceability and required manual corrections. Agree on the expected result from a previously reviewed deal before testing. Neither a vendor’s speed claim nor this comparison is independent evidence of performance.

Competitor capabilities beyond that page and current commercial terms have not been independently tested. Unknowns are questions for the trial, not claims that a feature is absent.
