A lender reads leases to answer two questions: is the rent roll the borrower handed over true, and how much of the NOI survives the next rollover. An owner reads them to administer the lease for the next ten years. That narrows the field. This page compares six tools a CRE lender might use to read leases and rent rolls, with prices as each vendor publishes them.

- Scope. Tools that extract terms from commercial leases, rent rolls or operating statements, and that a lender’s credit or underwriting team could use without hiring a developer.
- Prices. Taken from each vendor’s own website on 2026-10-05. Where a vendor does not publish a price, this page says so. No third-party price estimates.
- No paid placement. No vendor paid to be listed or reviewed this page.
- Descriptions. Based on what each vendor states on its own site. We did not run a side-by-side accuracy test, so this page does not rank tools by accuracy.

Moraine
Moraine reads the deal documents a lender receives (offering memorandum, rent roll, T-12, leases and amendments) and produces a DCF model and due diligence findings with page-level citations. Every number links to its source, so a credit officer can check a rent or an expiration against the page it came from. Exports are Excel workbooks with flat headers.
Price. Due diligence is $3,000 per property, with additional documents and reruns on the same property included. Individual is $300 per month for one user. Team starts at $1,500 per month for five users, and Institutional at $75,000 per year for up to 10 users and 15 diligence transactions. A 14-day free evaluation needs no card.
Choose something else if:
- You lend on multifamily, hotels or self-storage. Moraine supports office, retail and industrial only.
- You need the tool to feed a loan origination or servicing system directly. Moraine has no native connectors; data moves through Excel.
- You need PDF credit memos out of the box. Every export is an XLSX workbook.
- Your procurement requires an issued SOC 2 Type II audit report today. Moraine has a SOC 2 Type II management assertion letter; the audit report has not been issued.
Clik.ai
Clik.ai describes itself as AI-automated operational infrastructure for CRE capital providers: spreading T-12s, rent rolls and operating statements into financial models, plus lease data extraction with expert review. Its stated audience is lenders, loan servicers and real estate firms.
Price. Not published.
Pick it over Moraine if your team spreads financials at volume across origination and servicing, or you want extraction delivered with human review rather than self-serve software. It is also the better fit for multifamily lending.
Prophia
Prophia extracts and organizes commercial lease data, combining AI with human review. It is built for owners and operators who need lease data maintained across a portfolio over time.
Price. Not published. The pricing page lists plans without dollar amounts.
Pick it over Moraine if you are a balance-sheet lender or owner-operator who needs a lease system of record after closing, not a one-time read for underwriting. Moraine is not a lease administration tool.
MRI Contract Intelligence
MRI’s AI lease abstraction product turns leases and other contracts into structured data and connects it to property management and other CRE systems.
Price. Not published.
Pick it over Moraine if the borrower data, or your own portfolio data, already lives in MRI, or you need abstracted lease data pushed into a property management system.
Kira (Litera)
Kira is contract review software for high-volume legal due diligence. Its site lists real estate alongside M&A, banking and finance among the review workflows it supports.
Price. Not published.
Pick it over Moraine if the lease review is run by counsel and the output is a legal issues list, not a cash flow. Kira is built for lawyers reviewing clauses; it does not build an underwriting model.
Docsumo
Docsumo is a general document-extraction platform. Its pricing page lists lending workflows among its examples; it does not mention leases or rent rolls specifically.
Price. A free plan, with Business and Enterprise plans quoted on volume.
Pick it over Moraine if you want to build your own extraction pipeline across many document types, including non-real-estate ones, and have the staff to configure it.

- High-volume spreading across origination and servicing, or multifamily lending: Clik.ai.
- A lease system of record after closing: Prophia or MRI Contract Intelligence.

- A general extraction platform you configure yourself: Docsumo.
