Best Due Diligence Software for REITs (2026)

Six due diligence tools compared for REIT acquisitions teams: deal management, data rooms, lease review and document-to-model, with published prices.

A REIT acquisitions team runs due diligence across several systems: a pipeline, a data room, legal review, and an underwriting model. No single product covers all four, so “best due diligence software” depends on which part of the process is slow. This page compares six tools by the job each does, with prices as each vendor publishes them.

  • Scope. Software a REIT acquisitions team uses between signed LOI and closing: managing the process, exchanging documents, reviewing leases and contracts, and underwriting from the documents.

Moraine

Moraine reads the offering memorandum, rent roll, T-12, leases and amendments for a deal and produces a DCF model and due diligence findings, with every number and finding linked to the page it came from. Exports are XLSX workbooks that drop into existing IC templates. Customer documents are never used to train models, and each firm’s data is isolated at the database level.

Price. Due diligence is $3,000 per property, with additional documents and reruns on the same property included. Institutional starts at $75,000 per year for up to 10 users, unlimited first-pass underwriting and 15 diligence transactions. Enterprise is custom, with SSO/SAML available after a security review.

Choose something else if:

  • Your REIT owns multifamily, hotels, self-storage, or seniors housing. Moraine supports office, retail and industrial only.
  • You need a pipeline, checklist and approval system. That is Dealpath’s job, not Moraine’s.
  • Your procurement requires an issued SOC 2 Type II audit report today. Moraine has a SOC 2 Type II management assertion letter; the audit report has not been issued.
  • You need native connectors to Yardi, MRI or other property management systems. Moraine moves data through Excel.

Dealpath

Dealpath is a deal management platform for real estate investors covering sourcing, execution and portfolio tracking, with workflows for due diligence and approvals and AI features for extraction from market listings and comps. Its site lists institutional clients including Starwood Property Trust.

Price. Not published.

Pick it over Moraine if the problem is coordinating the process: checklists, approvals and a pipeline across many deals and people. The two can run side by side.

Datasite

Datasite provides data rooms and transaction management for M&A, and lists real estate among the industries it serves.

Price. Not published.

Pick it over Moraine if you need to host and control document exchange with a seller or buyer. Moraine does not host a data room.

Prophia

Prophia extracts and organizes commercial lease data with AI and human review, for owners managing lease portfolios.

Price. Not published. The pricing page lists plans without dollar amounts.

Pick it over Moraine if you need lease data maintained after closing as part of asset management. Moraine is an acquisitions tool, not a system of record.

MRI Contract Intelligence

MRI’s AI lease abstraction product turns leases and other contracts into structured data and connects it to property management and other CRE systems.

Kira

Kira is contract review software for high-volume legal due diligence, with review workflows for real estate among others.
