Apers describes an institutional real estate system with XL-2 Excel modeling and document processing. Moraine focuses on a source-linked property DCF and diligence for office, retail and industrial acquisitions. Compare the model editing and export workflows you actually need: neither a polished spreadsheet nor a fluent answer establishes that the underlying assumptions are correct.
Workflow and limits side by side
| Decision | Moraine | Apers |
|---|---|---|
| Workflow | Editable property DCF, assumptions, scenarios and source review | XL-2 Excel modeling and document intelligence |
| Evidence for scope | Moraine facts | Vendor product description |
| Commercial terms | Individual $300/month; Team from $1,500/month; diligence separately $3,000/property | Confirm current quote, scope and terms with the vendor |
| Deliverables to verify | XLSX exports; no finished PDF memo or native ARGUS export | Demonstrate the required output on your source files |
Which team should evaluate each?
Choose which model must remain authoritative before evaluating either system. If your committee depends on an evolving Excel workbook, test that process directly in Apers. If you want a dedicated property-model workspace and XLSX handoff, evaluate Moraine on the same source package.
Moraine’s current limits include no multifamily, hotel or self-storage underwriting, no native Yardi/MRI connectors and no live multi-user editing. Those are selection criteria, not implementation details. Security status and pricing should also be checked before a live-data trial.
Buyer decision scorecard
| Decision | What to demonstrate |
|---|---|
| Workbook model changes | Change a rent-step and a financing input, then inspect how the approved workbook and source record stay aligned. |
| Document conflicts | Use an amendment that differs from the rent roll and require an explicit reviewer decision. |
| Model boundaries | Confirm support for the exact structure rather than infer it from broad institutional-real-estate positioning. |
For each test, record the expected result, actual result, source evidence, correction required and analyst review time. Agree on a pass criterion before the trial. A source link or vendor description is not a comparative performance result.
A practical comparison test
Use an office acquisition with staggered expirations and explicit TI/LC assumptions. Change downtime and renewal probabilities, then reconcile tenant-level cash flows and sale proceeds. Inspect whether an assumption is sourced, user-entered or left unresolved instead of judging the product by its narrative.
Record elapsed analyst review time, unresolved inputs, source traceability and required manual corrections. Agree on the expected result from a previously reviewed deal before testing. Neither a vendor’s speed claim nor this comparison is independent evidence of performance.
Sources and disclosure
Published by Moraine, one of the products compared. Vendor scope reviewed October 18, 2026 using the official Apers product page. Competitor capabilities beyond that page and current commercial terms have not been independently tested. Unknowns are questions for the trial, not claims that a feature is absent.
